Location of Toccoa Camp
Toccoa Camp is located just north of Blue Ridge, Ga., and is less than a 90-minute drive from Atlanta and an hour from Chattanooga. The community is bordered on two sides by flowing North Georgia waterways that come out of its beautiful mountains. On one side is Hot House Creek, a Designated Georgia Trout Stream, and on the other side is the Toccoa River tail water, long regarded as North Georgia’s most noted year around trout stream. This prime location at the confluence of these two rivers below the Blue Ridge Lake Dam is where the water stays cool year-round and thus, creates the best trout fishing in the Southeast.

Toccoa Camp's Environment
Over several years, the developer, Toccoa Partners, LLC, specifically sought out an extraordinary riverfront location throughout Western North Carolina, Tennessee and North Georgia. When they saw this land, they immediately acquired what was to become Toccoa Camp to create North Georgia’s first environmentally friendly, small, beautiful, riverfront community at the intersection of these two historic trout waters. As a result, it has been designed to protect the land, the wildlife and the fisheries that it borders while offering the area’s only small gated private riverfront community where every site is on the water. In the planning, river bank erosion was eliminated and recaptured and roadways and home sites have been designed to eliminate erosion that existed under prior ownership. The way of life at Toccoa Camp cannot be reproduced again, and it is designed for people who share a common love for nature, trout fishing, hiking, kayaking and enjoying nature’s beauty.

Toccoa Camp Real Estate Toccoa Camp is an “at the end of the road” National Wildlife Certified Habitat community that provides one-of-a-kind gated security as well. With only six home sites sold and its non profit corporation dedicated to protecting the land values and homes, Toccoa Camp’s highly regarded trout waters and wildlife are protected and preserved forever while providing a serene living environment. In 2007, four home sites on the Toccoa River were released and were sold in days. Currently, there are three homes in Toccoa Camp with Certified Earthcraft and Energy Star residences completed.
